In order to understand our Fair & Flexible commission structure, it helps if you understand the way the commission is divided. When you agree to sell your home with an agent (list your home) you agree to pay that agent's broker (ie. Keller Williams) a commission at closing time. The broker then pays the agent. The agent you list with represents you. We have fiduciary duties to you, our client.
We agree to compensate the agent who brings the buyer (buyers' agent) from the commission you pay us. This is disclosed to you, the client, when you sign the listing agreement. This is how it works in the industry. There are certain expectations and standards in the industry that outline what we pay that buyers' agent. It does somewhat vary, but in this area AT MINIMUM the buyer agent gets 3% on the first $100,000 of the selling price and 2% on the balance. If we "discount" that fee to the buyers' agent we run the risk of not representing you, our client, the best we can. The last thing we want to do is give that agent a reason to not show the property, or push one property over another. In Ohio it is against our Code of Ethics to do so, but as with any industry, not everyone operates as they should.
In most cases, if the agent sells the listing herself because of her advertising efforts, and no other agent needs to be compensated, the agent looks at this as getting "both sides of the deal" and takes the full commission.
The premise behind our Fair & Flexible commission structure is that if we do not need to compensate that other agent, we don't take "both sides of the deal." We put the money in YOUR pocket AND we don't ask for any upfront fees to offer this program to you.
